Live from Chicago, it’s your NKC Weekend Update. A little neighborhood real estate, a few useful numbers, and no three-hour presentation. We’re in Season 18. Stick around.
This week, I’m looking at Lincoln Square: what buyers can choose from right now and what actually crossed the finish line last week. Those are two different things, so let’s keep them separate.
The current lineup
As of Monday evening, October 5, here’s a look at three popular home-search categories:

That is a wide range, especially for single-family homes. It’s also a reminder that “a home in Lincoln Square” can mean very different things. The layout, condition, parking, outdoor space, and exact block all deserve a closer look.
For condo buyers, I’d also look at the assessment, taxes, building reserves, and planned work. A lower asking price doesn’t automatically mean a lower monthly cost.
What crossed the finish line?
From September 28 through October 4, MRED recorded six residential closings in the Lincoln Square area:
- Four condos: three two-bedroom homes and one three-bedroom home, selling from $402,000 to $690,000.
- One single-family home: a four-bedroom home that sold for $1,090,000.
- One two-flat: a two-unit building that sold for $1,100,000.
These are completed sales. They reflect decisions made before closing day, so they aren’t an instant read on what happened at this weekend’s showings. Six sales also aren’t enough to declare that the whole neighborhood is speeding up or slowing down.
A few fresh options to watch
Six listings with list dates during that same week were still active when I checked Monday evening: five condos and one three-flat. The condos included one one-bedroom, one two-bedroom, and three three-bedroom options, asking from $301,000 to $775,000.
That’s a look at the week’s listings that remained available, rather than a count of every home that entered the market. Homes that already moved under contract are outside this particular snapshot.
Joshua’s take
Bedroom count is the opening act. The real question is whether the home, the building, and the monthly cost work for your life.
If you’re buying, let’s narrow the list before you spend your weekend running from showing to showing. If you’re selling, we’ll compare your home with the right competition and recent sales, rather than treating one neighborhood average as your home’s value.
