Live from Chicago, it’s your NKC Weekend Update. A little neighborhood real estate before the costumes come out. No tricks, just the neighborhood numbers.

Here’s what’s available, what changed October 23-29, and what to keep in mind if a move is on your list.

The current lineup

30 public sale listings were available when I checked: 4 single-family homes, 24 attached homes and 2 two-to-four-unit buildings. Here are a few common search categories:

Home typeAvailableAsking range
Single-family homes4$799,900-$3,950,000
Two-bedroom condos (above grade)12$185,000-$625,000
Three-bedroom condos (above grade)7$430,000-$775,000
Two-to-four-unit buildings2$800,000-$849,000

The table shows 25 listings. Five additional one-bedroom condos bring the full sale inventory to 30. These are asking prices, not sold prices.

What changed this week?

ActivityOct 23-29Oct 16-22
New sale listings49
Newly dated contracts313
Closed sales87
New rental listings (separate)67

The four new sale listings include three condos and one three-flat, with asking prices from $229,900 to $800,000. One is a relisting under a new MLS number, so “new listing” does not always mean a home you’ve never seen before.

Eight homes closed: seven attached condos sold for $276,000-$400,000, and one two-to-four-unit building sold for $1,460,000. No single-family home closed in this week’s set. That mix matters. Comparing one overall average with a week full of different home types would tell the wrong story.

Fewer new listings and newly dated contracts showed up than in the previous seven days. That describes these two weeks; it doesn’t tell us, by itself, where prices go next. Closings reflect deals made earlier.

Renting? You’re in the update, too.

The separate rental snapshot has 46 available listings, asking $1,615-$7,332 per month. Six rentals have list dates during October 23-29, compared with seven the week before. Those six ask $1,615-$5,100 per month.

Look beyond the headline rent. Parking, laundry, included utilities, pets and move-in charges can change what actually works for you. Let’s compare the full picture before you start packing.

This weekend: October 31-November 1

The open-house search shows four properties with six scheduled sessions. Two homes have both Saturday and Sunday hours. Want a route that fits your budget and must-haves? Ask me for the current lineup and I’ll confirm the details before you head out.

A price change worth watching

I also verified an October 28 asking-price reduction from $529,000 to $499,999, a $29,001 change. That is one checked record, not a count of every reduction in the neighborhood. It’s a reason to revisit the right home, not a reason to assume every seller is cutting the price.

Joshua’s take

The scary part shouldn’t be the monthly cost. With a condo, I want to know what the assessment covers, whether there’s a special assessment, and what work the building has coming up. With any home, we’ll compare the layout, condition, parking and the right recent sales.

Buying, renting or thinking about selling? Tell me what your next place needs to do for you. I’ll help you sort through the options. Novy Knows. We’ll figure it out together.
